Find the cause first, then repair it.

Spalling concrete, cracked render and leaking joints are the visible end of a longer problem.

The cause is usually one of four things. Rust reaching the steel inside the concrete. Movement the joint was never built to take. A failed flashing above. Or a coating that was wrong for the wall.

Patch the surface and the same call comes back.

So we look at the wall, work out what failed, and write the repair against it.

If your engineer or facade consultant is already involved, we work to their drawings. If a job needs engineering input we cannot give, we say so.

Is concrete spalling dangerous?

It can be. Loose concrete can fall, and once the steel inside starts to rust the damage spreads. Have it looked at.

Can the building stay occupied?

Almost always. Ropes do not block doors, footpaths or car parks. We agree working hours and resident notices with the building manager.

Do you work to an engineer's specification?

Yes. That is how most large repairs run. Where no consultant is involved, we survey the building and write the scope ourselves.

How do you price a repair when nobody knows the extent?

We price what the survey confirmed, and set rates for what shows up once the surface is opened. Extra work is agreed in writing first.
